Beyond the Blueprint: How Structural Intelligence Saves Project’s Bottom Line.
10mF Builder Chat: A candid conversation between Harry (10mF) & Harpal (Patiala Homes) on the true cost of "Approval Designs" vs. "Build-ready Reality.

Harry: Harpal, how is Vietnamese Arabica, mate? But looking back at our decade-long run, I reckon the "flavor" of this partnership is even rarer in today’s market. Ten years in, and you’re still as picky as day one, aren't you?
Harpal: (Laughs) It’s been over ten years, Harry. Coffee’s great, but this partnership is way more solid. You know the Patiala Homes philosophy: custom quality has to go hand-in-hand with transparency. When we build custom, it’s about having the heart for the client but the calibre to actually pull it off.
Harry: Speaking of calibre, I know how tough you are. When picking an architectural partner, what does Patiala Homes prioritize most? Besides our friendship, of course!
Harpal: (Winks) Friendship is the catalyst, but Clarity and Feasibility are top of the list. Harry, you know the building game—there’s no room for ambiguity. The beauty of 10mF is that your designs aren't just aesthetic with a distinct vibe; they are incredibly practical and cost-optimized right from the first concept. Your sets are so concise that my site team can just pick them up and run with it.

Harry: If you were to give us a fair score, where do you think our technical documentation sits in the current market?
Harpal: Honestly? 10mF’s sets are easily Top-tier. The level of detail and multi-disciplinary coordination is so good it practically wipes out any guesswork on-site. You know the biggest win for me? Most of the sets we lodge with Council are so complete that we only ever deal with minor tweaks. It gives us that sleep easy factor - we don’t have to call your office every day. That time saved is literally money saved, and it keeps the drama away from the clients.

Harry: I’ve always insisted on getting the Builder involved early. In your experience, what’s the biggest advantage of that early collab, especially regarding the budget?

Harpal: It’s all about being proactive. When the Builder and Designer crunch the scenarios together, we kill off the risk of cost blowouts once the drawings are locked in. I still remember that case where you tweaked the room layout to align the upper-floor walls with the ground floor - a small change on the layout, but it saved the client tens of thousands in structural costs without losing any of the aesthetic. That’s the subtlety of a real-world practitioner.
Harry: I remember that well; those tiny details are what decide the project's margins. What about the operations? Is my team keeping up with Patiala’s breakneck pace?
Harpal: Your team is sharp. The real-time project management portal is a massive plus, but I’m most impressed by the response time. I send a site query at 9 am, and by 10 am, I’ve got a definitive answer. That speed is what keeps Patiala on such a tight construction schedule.

Harpal: Hey Harry, speaking of being sharp, I’m still impressed by how you talked Stockland into approving that one-off custom home at The Gables. That case was a real headache - how did you navigate their strict guidelines?

Harry: Ah, The Gables! That was a fun one. We had a super-refined client who wanted an iconic corner lot home, but Stockland’s regs were so rigid - they basically wanted every house to look like a "Country House" clone, which had nothing to do with the owner's vision. 10mF pivoted with a solution: we redefined the boring traditional skillion roof into a striking, contemporary geometric form. We weren’t trying to show off; we found the "loopholes" in the regs to create a creative opportunity that was still 100% compliant. The client signed the contract right after the first draft, even though they’d already tried two other firms. Next year, when it’s finished, we’ll grab a coffee out there!
Harry: Looking ahead a bit, what do you think the New Standard for the industry looks like in the next 3 to 5 years?

Harpal:
1. Supply: We’ve got to look toward satellite cities with proper infrastructure.
2. Product: Houses will get narrower and lots smaller, but they have to be multi-functional. I’m a big believer in the Duplex (Dual Occupancy) model because Aussies still want Freehold land without the Strata fees. For us builders, Duo-builds optimize our time, materials, and labor.
3. Efficiency: We have to fast-track approvals and construction at all costs. Finally, we need to encourage shared amenities to increase density while keeping the quality of life high.
Harry: You’re spot on. Those topics were front and center at the Australian Dream House panels I attended recently. It’s no longer a suggestion; it’s the action plan for 2030. As people who are "forming the future," what we do today will be the face of Sydney for the next at least 50 years. Huge impact on the career, isn’t it?
So, if you had to sum up the 10mF-Patiala Homes partnership in one Golden Quote, what would it be?
Harpal: I’d say: "Working with 10mF, we don’t just build a house; we build certainty. 10mF brings the architectural solution, and Patiala Homes ensures it’s realized perfectly - on time and on budget. It’s a value-creating partnership."

Harry: (Pats his shoulder) Thanks, Harpal. It’s always a privilege to partner with genuine pros like Patiala Homes.
Harpal: The pleasure’s mine, Harry.
